Structural engineering in Berkshire

East Berkshire touches the western edge of Hillingdon and Hounslow, and Slough and Langley are far closer to Heathrow than to Reading. London within the M25 and the neighbouring counties is where we do most of our work, and in Berkshire that means this eastern corner. We have completed 9 projects in the county since 2019, all in the SL2 and SL3 postcode districts around Slough, Langley, Colnbrook and Poyle.

In Langley (SL3) we produced the structural design for a part single, part two-storey and first-floor side and rear extension, issued for Building Control approval. That mix of ground and first-floor work is typical of what Berkshire homeowners ask us for. We also cover Windsor, Eton, Datchet and Maidenhead, and the fee is fixed and confirmed in writing before we begin.

Interwar semis, railway terraces and riverside homes

Slough grew rapidly in the twentieth century, so most of its housing is interwar and post-war: semis and short terraces with hipped or gabled roofs, and large council-built estates, many now privately owned. Langley and Cippenham follow a similar pattern, with older Victorian and Edwardian terraces nearer the old centre and the railway.

Windsor and Eton have a much older core of Georgian and Victorian buildings, many listed, alongside Edwardian villas and later suburbs. Maidenhead and Datchet mix Victorian villas near the river with interwar homes and recent flats close to the stations. Colnbrook is an old coaching village with listed buildings, now ringed by newer housing and commercial land near the airport.

Thames terrace gravels and the flood plain

Much of east Berkshire, including Slough, Langley and Colnbrook, sits on Thames terrace gravels, often with a layer of brickearth or sandy clay on top. The gravels are usually a good bearing layer for extensions, but the water table can be high, especially in winter, and deeper excavations may need pumping or careful temporary support.

Colnbrook, Datchet, Wraysbury and parts of Windsor and Maidenhead lie within or near the flood plains of the Thames and the Colne, so the council may ask for a flood risk assessment with an extension. Windsor Castle stands on an outcrop of chalk, and London Clay and Reading Beds appear further south and west. Where clay is present, nearby trees affect foundation depth just as they do in London.

Structural work we do in Berkshire

Extensions make up the bulk of our Berkshire work: single-storey rear extensions, two-storey side extensions and combinations of both, as in Langley. Loft conversions on semis and the removal of internal walls are close behind. On older houses we inspect cracking and bowing walls, and for landlords we check houses being converted into flats or houses in multiple occupation.

  • Part single, part two-storey extensions
  • First-floor side extensions over garages
  • Hip-to-gable loft conversions on semis
  • Load-bearing wall removals
  • Structural checks for HMO and flat conversions
  • Inspections of cracking and movement

Unitary councils in Berkshire

Berkshire has no county council. Each area has its own unitary authority, so Slough Borough Council deals with planning and Building Control in Slough, Langley, Colnbrook and Poyle, while the Royal Borough of Windsor and Maidenhead covers Windsor, Eton, Datchet, Wraysbury and Maidenhead. Green Belt surrounds Slough on most sides, and Windsor, Eton and Colnbrook have conservation areas. Your council will confirm the rules for your street.

Our structural calculations and drawings go straight to the Building Control officer, and we deal with any comments they raise until the work is approved.

Questions about structural work in Berkshire

Do you work in Slough and Windsor?

Yes. Our Berkshire projects so far have been around Slough, including Colnbrook, Poyle and Langley, and we also take on work in Windsor, Datchet, Eton and Maidenhead. These towns sit within our main working area of London and the counties around the M25. We confirm a fixed fee and timescale in writing before starting, and our typical turnaround is 10 working days.

What does Building Control need for a two-storey extension in Langley?

Building Control will normally want structural calculations and drawings for the foundations, beams, lintels and any new openings into the existing house, plus details of how the first floor and roof are supported. Our extension structural package covers this from £850 + VAT. Our Langley design for a part single, part two-storey extension was issued for Building Control approval.

Does high groundwater affect extensions near Colnbrook and Datchet?

It can. Gravel near the Thames and Colne often holds water close to the surface, especially in winter, so trench fill foundations may need pumping or quick concreting, and anything below ground needs careful waterproofing. Sites inside a flood zone can also face conditions on floor levels and a request for a flood risk assessment. We look at this early so there are fewer surprises on site.

Can I convert a house in Slough into an HMO or flats?

Often, subject to planning and licensing, which Slough Borough Council will confirm. Structurally, the main points are floor loading, fire separation between units, new walls or openings, and sound insulation that adds weight to floors. We check the existing structure and design any strengthening. Our guide to flat and HMO conversions explains the steps.
