New build next to a railway

Structural design for a new build on land beside a railway, developed around Network Rail's requirements for work near its assets.

The project

This Walthamstow project was a new build on land beside a railway. We designed the foundations and structure for the new building, and the scheme was developed around the railway owner's requirements for work close to its assets. Those requirements shaped the design from the start, rather than being checked at the end, which is the only practical way to work on a site like this.

Building next to a railway brings constraints that ordinary sites do not have. The railway infrastructure owner needs to be satisfied that excavation, foundations, cranes and construction activity will not affect embankments, cuttings, structures or the running line. That approval process runs alongside planning and Building Control, and its standards can set limits on how close and how deep work can go.

What we did

  • Foundation and structure design for the new building
  • Design checks against Network Rail standards for work near the railway
  • Method statement input for construction

Designing around railway requirements

We designed the foundations and structure of the new building, and checked the design against the railway standards for work near its assets. Typical concerns include how close excavations come to the boundary, whether new foundations add load to the railway's earthworks, and making sure nothing can fall or swing over the boundary during construction. Foundation types that cause vibration or large ground movement may also be ruled out, which is why the choice of foundation was part of the railway checks rather than a separate decision.

We also provided method statement input for construction, since the railway owner usually wants to see how the work will be carried out as well as what will be built. Setting out the sequence and controls early reduces the risk of delays at approval stage. Our temporary works guide covers the principles behind safe construction sequencing on constrained sites.

Railway-side issues

  • Excavation close to the railway boundary
  • Load from new foundations near railway earthworks
  • Crane and lifting operations near the line
  • Method statements prepared for the railway owner's review

Planning something similar?

If your site sits next to a railway, contact the infrastructure owner early and allow time for their review in your programme. A clear method statement helps the process move. Our Building Control guide explains the approval that runs alongside the railway owner's.
